Working from Home During Covid 19 | Simon Zutshi & Andy Philips | property investors network
In this video, Simon Zutshi, author of Property Magic, founder of the property investors network (pin), and successful property investor since 1995, joins member of the pin community, Andy Philips to discuss working from home during Covid 19. Simon begins by talking us through his own working from home setup when he worked in Cadburies. He highlights how in this broadcast he is going to share his personal working from tips and tells us how we too can be working from home effectively. He explains how it is important to stick to your routine, and not making a huge change for your working from home routine. Simon recommends using what would be your commuting time as extra time to work on yourself e.g. listening to podcasts and building your knowledge. Another recommendation Simon shares, to deliver working from home help, is having a designated work area in your home and also incorporating 'Focused Time' into your daily schedule. Simon also addresses how you can still be investing in property UK or real estate and remain productive during the current climate.

In this video, members of Simon Zutshi's property investor's network community Andy Philips, Valter Pontes, Paul Trowell, Arthur Jones & Dave Holloway all have a live discussion on the best way to be sourcing property in the UK and finding potential investors. An example of finding property deals was given by Valter who explained how he has 15 methods depending on the type of property it is. He talks in detail about how he has managed to systemise his method and makes use of an effective CRM system to follow up property / real estate investors. Dave highlights Linkedin as a platform for property sourcing made easy. He states its importance as a professional network where you are able to come across a lot of existing investors or Company Directors with a lot of spare cash. Arthur shares his tips for preparing yourself ahead of negotiations and his biggest lessons that he has learnt from negotiating. He encourages others to not come across as 'too proactive' within the Covid 19 property market, and to dedicate time to build relationships with family and agents instead.

I have no agenda or conflict of interest here as it doesn't affect me at all whether you do/don't buy a house or agree/disagree with this, but if my experience/knowledge has any weight with you, I urge you NOT to buy residential property if you're doing it for investment purposes. Same for stocks, it doesn't affect me whether stocks go up or down. So this really is a no-agenda stance for me here. I just want to be your dose of realism in this hypey-emotionally-charged topic as UK citizens seem to be born with the idea that property always goes up! Also before I start, if you just want to buy a house to live in and aren't fussed about going into negative equity then sure, crack on. So, these 'BUY BUY BUY' people are suffering from: - Conflicting interests. Their living may be from property training or they may be mortgage advisors or estate agents etc so they stand to lose income if people don't buy. - Probably suffering from Dunning-Krueger effect where they have little knowledge of the markets but high confidence in thinking that they do. Perhaps maybe because they've done well over the last 10 years in property but are unaware of larger macro-economics cycles and trends. - They have a terribly thin understanding of global macro-economics and have no idea what's actually happening behind the scenes right now. Other posts I've done explain why we have MUCH more stock market falling to come. But hopefully, this explains why there's falling to come in the UK residential property arena...
